Description: The Property: Set in the valley of the Dordogne river 25km west of Bergerac, this lovely villa will offer the perfect balance of peace and seclusion allied to the proximity of an historic Bastide town (Ste. Foy la Grande, 2 km), home to one of the most important local Saturday markets in the area.
Ideal for families as the large grounds (100m x 40m) are fully enclosed to give parents the peace of mind to relax while the children play. A perfect location to explore the vineyards of the Montravel and Bergerac Regions with many nearby chateaux providing direct sales and free tastings. Or simply have a drink on the terrace, watch the sunset over the lovely pool and gardens to the rear of the property.
Kitchen/dining/living area - large, open plan room with comfortable contemporary furnishings throughout. A compact, well equipped kitchen area (including fridge/freezer, a microwave and electric cooker with oven, dishwasher, and herbs and spices are provided for guests use). The dining area has a large antique table, which easily seats 10 people. There is a stereo music system, a TV & VCR (a variety of films are provided for use while at the villa). Additional sleeping space for 2 is possible, using the double sofa bed in the lounge.

Cot and high chair available. Arrival/Departure Times: Saturday to Saturday weekly basis with arrival time at the villa after 4 pm and guests asked to leave the property by 10am. If there is other availability we will endeavour to be as flexible as possible.
Payment Terms: Half of the rental fee on booking followed by the balance six weeks prior to arrival. Damage Deposit: A damage deposit of £300 is payable with the balance of the total cost of the booking and is refundable 10 days after departure (subject to property inspection on departure)
Bed Linen: We provide bed linen and bath towels (for the number of people booked) and make up the beds ready for you on arrival. A welcome pack of bread, milk and wine is also provided. Contact owner for details of long term winter lettings.
The grounds: Enclosed 10 x 5 m swimming pool, with sun loungers provided. Terrace with built-in barbecue. ½ sized football pitch at end of garden separate to pool area.
The whole property enclosed by fence and safe for children to play.
Nearby: 2 km from Ste Foy la Grande. All amenities, banks, cafes, restaurants, hospitals, tourist office etc. 1 minute drive to excellent supermarket 1 km from the Dordogne River (canoeing and fishing).
The villa is in an ideal spot to explore the beautiful contrasting countryside of the region. To the north lies the mature Landes forest, to the west approximately 25k ms you will find the stunning mediaeval town of St Emilion with some of the most celebrated wines of France. To the east follow the Dordogne river past the lovely old town of Bergerac (20k ms) to the hilltop castles and spectacular views. To the south the rolling hills offer mile after mile of superb views and endless vineyards interspersed with the odd windmill and picturesque market town.
